Verified & Managed Serviced Apartments in Amsterdam
Published • Thu, Jun 5, 2025
In Amsterdam's rental market, the word "managed" gets thrown around a lot. By agencies with a WhatsApp number and good intentions. By landlords who live in Dubai and mean well. At City Retreat, managed means something specific — a written checklist of 20+ verified standards, a local team who has physically inspected every apartment before it goes live, maintenance response within 24 hours, and a guarantee that underpins every single stay. Here's exactly what that looks like in practice.
🏠 Why "Managed" Matters in Amsterdam
Amsterdam's rental market is competitive, fast-moving, and — for anyone arriving without local knowledge — genuinely difficult to navigate. Expats and corporate professionals face a particular challenge: they need accommodation that's ready immediately, reliably comfortable, and backed by a team they can actually reach if something goes wrong. That last part is where a lot of providers fall short.
The difference between a serviced apartment and an ordinary furnished rental isn't just the furniture — it's the infrastructure behind it. Who checked the appliances before you moved in? Who holds a spare key? Who responds at 9pm when the boiler stops working? At City Retreat, those answers are specific. This page explains exactly how our verification and management system works, and why it matters for expats renting in Amsterdam and the companies relocating them.

Learn about flexible contracts →🔍 The Pre-Listing Inspection: What We Actually Check
Before any City Retreat apartment accepts its first tenant, it passes a detailed physical inspection carried out by our team. This isn't a cursory glance — it's a written checklist covering furnishings, appliances, utilities, internet, bedding, safety, and the legal requirements that protect both tenant and owner. We do not list apartments that don't pass. Simple as that.
Below is the actual standard we apply to every property. If it's not on the list, we require it before going live.
💡 The standard before the standard: The checklist above describes what must be in place before an apartment goes live. Once a tenancy begins, City Retreat's team takes over ongoing management — meaning owners don't need to be involved in day-to-day issues, and tenants have a single point of contact for everything.
🛠️ Ongoing Management: What Happens During Your Stay
Verification is the starting point, not the finish line. Once you're living in a City Retreat apartment, our local Amsterdam team remains actively involved throughout your tenancy. Here's how that works in practice.
Apartment prepared and deep cleaned before your arrival
Every apartment is deep cleaned and prepared by our team before each new tenancy begins. Fresh linen and towels are provided. Everything is checked against the standard before the keys are handed over. You should not need to buy, clean, or sort anything on day one.
Move-in report and key handover
Our team produces a move-in condition report at the start of each tenancy, which is shared with you. This documents the state of the property at the point you take possession — protecting you if any queries arise at the end of the stay.
24-hour maintenance response throughout your tenancy
Maintenance issues are handled by our local team. For issues reported during working hours, we aim to respond the same day. Evening and weekend issues (reported after 9pm) are addressed the following morning. Our goal is always to resolve, not just acknowledge.
Cleaning on request — flexible and scheduled
Apartments are delivered clean with fresh linen and towels. Additional cleaning and laundry can be arranged at any time and scheduled as regularly or rarely as you prefer. See pricing below.
BSN/BRP registration support from day one
All City Retreat tenants can register with the Amsterdam municipality (BRP) from the start of their tenancy. This is included as standard — no waiting, no bureaucratic obstruction. Your BSN is essential for health insurance, banking, and employment. Read our BRP registration guide →
End-of-tenancy check-out and handover
At the end of your stay, our team carries out a check-out inspection against the original move-in report. This is the standard City Retreat process — straightforward and fair for all parties.
Optional Cleaning Services
Your apartment arrives clean and will be cleaned again when you leave. If you'd like scheduled cleaning during your stay, our team can arrange this at any time:
If you're arranging accommodation for a member of staff, cleaning can be pre-scheduled for the duration of their stay and billed directly. Contact us at bookings@cityretreat.com to discuss direct invoicing for your team's accommodation needs.

❓ Frequently Asked Questions
What does "verified" mean in practice?
It means a member of the City Retreat team has physically inspected the apartment against our written checklist before it was listed. We don't list apartments we haven't checked. The checklist covers furnishings, appliances, bedding, workspace, utilities, internet, keys, and legal documentation. If something doesn't meet the standard, it's fixed before the apartment goes live.
Do you offer viewings of apartments?
We don't offer in-person viewings prior to booking. What we do instead is provide detailed photos, floor plans, and a thorough description of each apartment — and back all of that up with our inspection guarantee. Every apartment has been checked by our team, so you can book with confidence. If something doesn't match the description on arrival, we address it immediately.
How quickly do you respond to maintenance issues?
For issues reported during working hours, we aim to respond the same day. For issues reported after 9pm, our team will follow up the following morning. Our goal is always resolution, not just acknowledgement — and because we have documented preferred suppliers for each property, we can act quickly rather than starting from scratch each time.
Is cleaning included in the rental price?
Every apartment is deep cleaned and prepared before you move in, and cleaned again after you leave. Cleaning during your stay is available at extra cost — from €80 per clean, plus €20 per additional bedroom. It can be scheduled as frequently or rarely as you prefer, simply by contacting our team.
What happens if something is missing or not working when I arrive?
Contact us immediately and we'll sort it. Our team produces a move-in report at the start of each tenancy — if there's a discrepancy between what was documented and what you find, we take responsibility and act quickly to resolve it. This is the core of what a managed service means.
Can I register for my BSN at a City Retreat apartment?
Yes. All City Retreat tenants can register with the Amsterdam municipality (BRP) from the start of their tenancy. This is included as standard. Your BSN is required for health insurance, banking, and most employment contracts in the Netherlands — and it's something many private landlords and agencies don't support. Read our full BRP registration guide.
Are pets allowed?
Pets are not permitted by default. Our house rules — communicated to all tenants — state that pets require prior written consent. This varies by apartment and building. If you have a pet, please mention this at the enquiry stage and we'll check which properties may be suitable.
What are the standard house rules?
By default, all City Retreat tenancies operate under the following rules: no parties, no pets without prior consent, no smoking inside the apartment. Tenants are expected to be respectful to neighbours and energy-conscious — lights and heating off when not needed. Additional building-specific rules (VVE rules) are communicated in the apartment manual provided on arrival.
