Rent Out Your Amsterdam Home Temporarily
A calm homeowner guide to huisbewaring in Amsterdam
In Amsterdam, it's common for homeowners to spend time abroad — whether for work, study, or travel. The city's huisbewaring scheme lets you legally allow someone else to live in your home while you're away. It keeps your space cared for, prevents vacancy, and ensures you can return whenever you’re ready.
If you also manage serviced apartments in Amsterdam, corporate rentals, or monthly housing, huisbewaring helps you stay compliant and confident while away.
What Is Huisbewaring?
Huisbewaring allows a trusted caretaker — perhaps a friend, family member, or vetted tenant — to live in your property while you’re temporarily away. It’s not a sublet or tourist rental but a practical way to keep your home occupied and maintained.
When You Can Apply
- Working or studying abroad for a few months
- Taking a long journey or sabbatical
- Providing or receiving long-term care
- Remigrating temporarily to your home country
- Living elsewhere for a trial cohabitation
Good to know: Huisbewaring can usually last between 3 and 24 months depending on your situation. For shorter stays (3–6 months), you often don’t need a permit — but it’s still smart to follow city conditions.
How It Works
For longer stays (6–24 months), you’ll need to apply for permission through the City of Amsterdam. It’s free and typically processed within 2–8 weeks. Once approved, your caretaker registers at your address, keeping the home officially occupied in your absence.
Tip: You can apply for huisbewaring directly through Wonenportaal.nl. Remember to check with your mortgage provider or homeowner’s association if you need additional consent.
