Managing Serviced Accommodation in Amsterdam

Serviced accommodation management for owners who want maximum income — without the work
City Retreat markets your property to vetted corporate and professional tenants, sends you candidate options to review, and manages everything once a tenant is confirmed — fully within Dutch regulations.
1) Owner priorities we’re built for
Most property owners want the same four outcomes — and this is exactly what City Retreat is designed to deliver: maximum income, well cared-for properties, no owner workload, and everything run within Dutch regulations.
What you get
- We find and present candidate tenant options for your approval
- We manage serviced operations end-to-end once tenanted
- Regular inspections with clear reporting
- Continuous improvement to protect value and boost performance
What you don’t have to do
- List, screen, message, or chase tenants
- Handle check-ins, day-to-day questions, or issues
- Organise deep cleans or turnover logistics
- Manage “what is this bill?” surprises
2) How it works (the clean, owner-friendly version)
Step 1: You send us photos + a few details.
Step 2: We market the property and source corporate/professional tenant candidates.
Step 3: We send you candidate options to approve or decline.
- If you approve: we sign the agreements and manage the tenancy end-to-end.
- If you decline: no tenant is placed and there are no costs.
If you can provide photos, we can quickly tell you:
- If the property is suitable for our tenant profile
- What revenue it could generate (based on demand + positioning)
- What improvements would be beneficial (and worth doing)
3) How involved do you need to be?
As involved as you want — but most owners choose the simplest setup: approve/decline a candidate occasionally, optionally review inspection notes, receive rent, and relax.
Most common: hands-off owners
- Approve/decline candidates
- Optional: review inspection notes
- Receive rent + clear updates
Hands-on owners (optional)
- Approve candidates + improvement plan
- Choose upgrades (paint, furnishings, etc.)
- Coordinate long-term property goals with us
4) Inspections, maintenance & improvements
We continuously work to improve properties with owners. At every property inspection, we compile a practical list of: small fixes, replacements, and deep cleaning needs — so nothing quietly deteriorates.
Covered and paid for by City Retreat:
- Small fixes
- Replacements (where appropriate)
- Deep cleaning and readiness standards
Implemented with your approval:
- Value-adding upgrades (e.g., fresh paint, new sofa)
- Improvements that increase demand and protect property value
5) Fees & “no tenant, no fee”
The model is straightforward: we only charge when there’s a tenant in place. You retain control through approvals, while we do the operational work.
| Topic | How it works | Why it matters |
|---|---|---|
| Candidate approvals | You approve or decline the candidates we present. | You stay in control of who occupies your property. |
| No tenant, no fee | If you decline / no tenant is placed, you don’t pay service fees. | Low risk: explore options without being “locked in”. |
| Service fee | 20% of rent (+ VAT) deducted from monthly rent once tenanted. | Covers tenant sourcing + management operations. |
| Property care | Regular inspections + ongoing improvement plan. | Protects value, boosts performance, reduces surprises. |
6) Agreement examples (what these are, in short)
Below are example documents so you can see the structure and intent. (You don’t need to read every clause to understand the model.)
Tenant Tenancy Agreement (example)
The agreement used with tenants. It is set up as an indefinite rental contract, with clear notice terms, house rules, and operational expectations to protect the property.
Owner ↔ City Retreat Service Agreement (example)
The agreement between you (the owner) and City Retreat. It covers:
- How approvals work (you stay in control)
- How management and operations are handled
- Fees and invoicing structure
- Standards, responsibilities, and reporting
7) Full Property Owner process document
Want the full step-by-step from initial photos to approvals and onboarding? This document lays it out clearly.
View the full Property Owner process (PDF)
It includes: handover requirements, photo + amenities guidance, candidate approval flow, and an overview of the agreement setup.
